This page provides important disclosures for buyers/investors reviewing our projects and any pre-sale opportunities in Panama (including areas such as Playa Venao / Playa Raya).
1) Informational only; no offer
Project materials are marketing information only and are not an offer or solicitation. Any transaction is subject to full due diligence and definitive signed contracts.

2) Pre-construction uncertainty
For pre-sale/pre-construction projects, specifications, availability, pricing, timelines, and final delivered results may change. Delays may occur due to permitting, municipal approvals, weather, labor, materials, inspections, infrastructure, or other factors.

3) Renderings and plans are illustrative
All images, renderings, floor plans, site plans, landscaping, and amenity depictions may be conceptual and may differ from final delivered conditions.

4) No financial guarantees
Any references to rental income, occupancy, yields, appreciation, or “investment potential” are illustrative only. Real estate involves risk, including loss of capital, illiquidity, market downturns, regulatory changes, and operational costs.

5) Independent advice required
You should retain independent Panama-qualified legal counsel and, where relevant, tax and financial advisors before paying deposits or signing documents. (In Panama, purchases often proceed via a promissory purchase-sale agreement / “Promesa de Compraventa” structure.) The Independent Lawyer

6) Taxes, fees, and closing costs
Buyers are responsible for understanding applicable taxes, closing costs, notary/registry fees, ongoing maintenance, HOA fees (if any), utilities, and insurance.

7) Property management (if offered)
If property management is offered, it is optional unless stated otherwise in writing. Terms, fees, and services are defined only in a separate signed agreement.

8) KYC / compliance (if applicable)
We may request identity documentation or other information to comply with legal, banking, or risk controls before accepting funds or proceeding.
